How to Choose a Construction Company in North Cyprus: 12 Questions to Ask
Sydney Construction Team7 November 2026
Short answer: choose a North Cyprus construction company that can show finished homes you can visit, gives you a detailed written contract and payment schedule, handles planning and building permits properly, and tells you who will be on site every day. Price matters, but a clear scope and a builder who is still around after handover matter more.
Building or renovating in North Cyprus is a big commitment, and many buyers manage it from abroad. These twelve questions help you compare builders on the things that decide whether a project goes well.
Experience and Track Record
- How long have you been building in North Cyprus? Local experience means knowing the approval process, the suppliers, the ground conditions and the climate.
- Can I see homes you have finished, and talk to the owners? Finished homes that have been lived in for a few years tell you more than photos or show houses.
- What kind of projects do you usually do? A company that mostly builds villas works differently from one that mostly fits kitchens. Look for a match with your project.
Permits and Paperwork
- Who handles planning permission and the building permit? Agree in writing who applies, who pays the fees and what happens if approval takes longer. Our planning permission guide explains the stages.
- How will title deeds work for my property? For new builds, ask how separate title will be issued and whether the land carries any developer finance. See our title deed checklist.
- Will the finished building match the approved plans? Changes during construction can cause problems with completion paperwork later.
Contract, Price and Payments
- What exactly is included in the price? A good quote lists the specification: structure, roof, windows, plumbing, electrics, finishes, external works and connections to water and electricity.
- How are payments staged? Payments should follow completed stages of work, not dates on a calendar.
- How are changes priced? Ask how extra work or a change of finish is agreed and priced before it is done.
On Site and After Handover
- Who will run the site day to day? Know the name of the person responsible and how often you will get updates and photos.
- Do you use your own trades? Builders with their own plumbers, electricians and tilers can coordinate the work more tightly.
- What happens if something goes wrong after handover? Ask about the snagging process, warranties on workmanship and who you call for repairs.
Warning Signs
- A price far below everyone else's with a short, vague specification.
- Pressure to pay large sums before work starts.
- No clear answer about permits or title deeds.
- No finished projects you can visit.
