Buying Property in North Cyprus: 8 Title Deed Checks Before You Sign

Sydney Construction Team2 August 2026

Short answer: before signing for property in North Cyprus, ask an independent lawyer to verify the title record, land category, existing mortgages, planning permission, building permit and completion paperwork. A polished home is not a substitute for clean documentation.

Buying a home is exciting, but the legal and construction checks should happen before you pay a non-refundable deposit. The UK Foreign, Commonwealth and Development Office advises buyers to exercise extreme caution when title deeds are not readily available and recommends independent legal advice. This guide is general information, not legal advice.

Why title deed checks matter

A title deed is only one part of the picture. Buyers also need to understand how the land is classified, whether a lender has a claim over the property, and whether the finished building matches the approved plans. These checks help you understand what you are buying and what still needs to be completed.

8 checks to complete before signing

  1. Confirm the registered owner. Ask for current title information and make sure the seller or developer has the legal authority to sell.
  2. Check the land category and history. Ask your lawyer to explain the title type, prior ownership records and any issue that could affect the purchase.
  3. Search for mortgages or claims. A developer's finance or a registered charge can affect the buyer if it is not dealt with in the contract.
  4. Verify planning permission. Confirm the approved use, permitted floor area, setbacks, number of units and any conditions attached to the land.
  5. Verify the building permit. New construction and major alterations should be supported by the relevant permit from the competent authority.
  6. Compare the building with the approved plans. Extensions, enclosed terraces, pools or extra rooms may need separate approval.
  7. Check completion and utility paperwork. Ask what is needed before final completion, water, electricity connection and title transfer can proceed.
  8. Put every promise in writing. The contract should clearly state price, payment stages, handover date, finishes, snagging responsibilities and remedies for delay.

Questions to ask your lawyer and builder

  • What exactly will I own when the purchase is complete?
  • Are all structures, balconies, pools and retaining walls shown on the approved plans?
  • Who is responsible for outstanding permits, taxes, utility connections and completion certificates?
  • What happens if the project is delayed or the specification changes?

Build with documentation in mind

If you are commissioning a custom home, keep drawings, revisions, invoices, inspection notes and handover documents together from the first design meeting. A clear project file protects your investment and makes future maintenance, resale and renovation decisions much easier.
